Anything that involves the merest involvment of East Midlands Railways is a non-starter. They operate the county's oldest trains, mainly with staff that couldn't care less, and with a timetable that resembles a book of fables.

Toton would certainly eat into any supporter base from the East. Just not worth the effort in trying to get there. Its just far too far out.

Quite simply, a daft, throwaway comment on here, alongside a mischievous, kite-flying suggestion by some Tory no-marks on Nottinghamshire County Council (with the obvious intention of embarrassing the Labour-controlled city council), and inevitably picked-up for purely clickbait reasons by NottinghamshireLive/NP.

Unfortunately, the gullible, naive element amongst the fanbase will inevitably buy it.

It’s the large area to the left of that Park&Ride - south of the A5-2 there.

West of that land is the old Toton station, which is now used as a train repair facility (or, it used to be anyway).

Toton is illogical, unless you are a County Cllr looking for a headline. After a match the A52 and the m1 would be gridlocked (the latter often is anyway) and tram and train cannot shift enough people quickly enough (the tram from Toton into town is embarrassingly slow anyway). Forest have many fans in the Far East (that's Lincolnshire) and if you add another 45 minutes to their journey, they will largely become lost fans. Toton might help pick up more tourists, but there are other ways of doing that if that's what you want.
Land availablilty at Toton is good, it's a cheap site, so it's not an unreasonable suggestion but it's a resounding "no thank you" from me. Better options are available.
Focus on one thing at a time, and the first thing is to make sure that Luton do not impose their physicality on Saturday. We are a far better footballing side than them, and if we stand strong, we will win. U Reds.

But think about the convenience for those new fans; especially the important Asian demographic - the Chinese (a great bunch of lads) will appreciate the easier access from Toton to East Midlands Airport, for example.

Similar boat here: Toton takes 40 mins or so off my journey. Happy to do that if it means staying at the City Ground.

The ideal location for any new build is one where the majority of fans travel on foot (from nearby locations or transport hubs) and where trams, trains, buses, boats even help share the load. If the WFCG can't be brought up to standard in a reasonable timeframe and at a reasonable cost, which happens to be my view, then another location that financially helps Forest is required. That will not be miles out of town.
Also, if you have to build the transport infrastructure, then the costs escalate enormously (and there's bugger all money in the economy to fund that). If you have the transport hubs in place, and can build nearby, that's your way forward.
I do get the emotional pull of the WFCG and the great location. My dad rabbits on about the history, including 'wet leg' in the old Trent End. I respect all of that. However, I am sure that the owner understands 'think more feel less' when it comes to the money side of things, and also that an over-reliance on 'tourist fans' is extremely short term.
The fact that one of the Forest directors lives in Toton is, I am sure, of no relevance. Another one lives in The Park.

I forgot to mention pushbikes. You don't get very far with planning these days unless you talk a lot about pushbikes, charging points and so on. Anyone fancy cycling to Toton on a wet Wednesday night in December? Thought not.

My dad tells me that he used to go with my grandad and uncle to Forest one week, Notts the next ... unless Forest were playing away but locally, Saturday morning working made longer trips awkward he says. he vividly remembers that some of the old terraced houses around Meadow Lane used to advertise bike parking for 3d, and 6d got you a cup of tea as well. Apparently there was a one shilling and 6d option, but dad won't say what you got for the extra!

I'm always astounded by the ability of councils to write an entire page and a half of a letter without saying anything.
What it does show is that the club failed disclose that the council walked away from the meeting in 2019 not happy with the terms.

It also implies that the current lease doesn't have any allowance for redevelopment

I had thought both of those things had been implied by the new Chairman's interview on the subject? Although obviously it's nice to have it confirmed by 'the other side'.

Everton's Bramley Moore Dock has a 40 year lease. Although it is sub-leased from Liverpool City Council, who have a 200 year lease from Peel Holdings, who own the Dock land freehold, which was formerly, in the ownership of Mersey Docks and Harbour Board.

But 20 years is quite tight.
