The most notable difference is how much space they have around 3 sides of the ground but especially around the North Stand, which is the one they'll rebuild.

And you can add all that retail/leisure stuff because of the space.

I used to fish that canal behind the BC stand when I was to young, look at the state of it now full of algae and duck weed

Careful now.

It just went on fire all by itself with absolutely no dubious shenanigans involved whatsoever.

The fact that it stood in the way of London's foremost new cheese shop, its owner was merely holding out for fair market value but got his business torched his factory went on fire all by itself is wholly coincidental and is absolutely nothing to do with any North London wideboys, spivs or paid shady geezers.
