If we move away from the river, then inevitably, it'll lead to the badge being changed as well since it won't be accurate any longer.

I'm not saying I agree with the Council here, because £1m a year in rent is quite excessive but if £250k wasn't that bad in the Championship and even under Fawaz, then considering all the extra money the club earns as a Premierleague team, the club can't seriously expect the Council to keep that same rate surely?

Surely they can just agree to a reasonable increase in rent, for a longer term commitment and it being dependent on what league the club is playing in?

Seen some shit takes about people being up for moving. I don't want to trade memories and tradition to be able to buy another Emmanuel Dennis or Jonjo Shelvey. Because that is the difference here. Plus, if you think Marinakis is going to finance a brand new stadium in this economy and drop a shit load on new players during them seasons, you're potty.

Don't want the owner owning the stadium, seen too many horror stories.
This isn't about £1m a year rent
This is about the freehold - which Tom Cartlidge stated on the BBC interview was part of the negotiation
In laymans terms (depending on multiple factors)
£250k rent = £10,000,000 freehold value
£1m rent = <£30,000,000 freehold value

The kind of people who want to live in West Bridgford don‘t want to live in an Apartment. Good Lord, no.

They want a detached property, with garaging for their Rolls, and an accommodation annex for their Butler and Nanny. And the porch has to be big enough for at least two sets of Golf clubs.

My old boss Rob Foulston had a similar property type as he was wedged up as he used to be the MD of Deutsche bank and entrepreneur which is where I became involved with him. His was down in Epsom and next door to Mariah Carey's house though.

By the way - as well Ravenshead - I spent a good many years living and working in Germany - Koln.
Beautiful city - Wonderful lifestyle
Yeah, Köln is lovely, and the locals are decent as well, and it always seems there’s a party going on.

My late Aunt lived on Quarry Road, and her late Husband was a surveyor, with his own practice, so, yeah. And that isn‘t even the poshest part of Ravenshead.

I remember turning out for my mates Saturday team as a ringer (I shouldn't have been as I was under contract) and we played on the pitches at Ravenshead leisure centre. We had all of our cars broken into, two of which were stolen. Apparently it was a regular occurrence up there.

County Council are already on the path to selling County Hall - which will probably be luxury apartments
Any new owner of WFCG will want a good RoI - and the only way to get that will be more luxury apartments.
I know WB is a very popular area - but I think this is more for houses than flats.
I know one of the investors of the Waterside development and they really struggled to get near their forecast RoI - even whilst there was a housing shortage in WB in general.
It is also about supply and demand - the reason property prices are so high is that supply exceeds demand.
If the area is flooded with apartments - it will have detrimental effect on the property prices area as a whole.
WB needs more property, but it needs to be the right type of property.
Totally agree. Top of the range accommodation would be the order of the day for that particular piece of land.

The Corporation of Nottingham (as it was then) offered to rent the land where the City Ground is - which at that time, was undeveloped - to get the club to move in the 1890s, so that the area around their previous ground could be developed for housing.

Forest have rented that land ever since (although, in the intervening years, they have bought up a few small parcels of land themselves, around the stadium, as well as some of the properties.

So, even if Forest told the Council to do one, the club would still own some interest themselves in the location, which might make redevelopment (for example, for housing) problematic - think what the Boat Club(s) situation has done to mess with the current plans.
Without wishing to be pedantic Chris, the land where the previous ground stood in the Meadows was required for the-then tram, now bus depot. Otherwise, you make an excellent point regarding the 'ransom' land that NFFC owns around the current CG site, particularly at the entrance into the BE/BC carpark from Lady Bay Bridge. Unhindered access at that point for potential residential developers would be hugely important, thus presenting a significant problem for the council in attempting to sell the land for redevelopment without ownership of it.

In his ultimately failed attempt to purchase the freehold, it was a smart move by Nigel Doughty to acquire that albeit relatively small, but nonetheless key area of land.

Edit: I'm also led to believe that ND also acquired the freehold of a small potential ransom strip at the access point close by off of Orston Road.

True, they are still reeling from the ASDA store opening - it should have been M&S or Waitrose.

A £750000 increase doesn’t seem too bad to me, especially if we stay in the Premier League. I mean we were paying Jesse Lingard around £100000 per week.
Maybe they could strike a deal based on which league we are in.
The council have a legal duty to achieve the best outcome for the residents and businesses of Nottingham.
I am sure they would jump a a good price for the freehold.
I suspect that this is what EM really wants anyway.
No way are they going to want to move home for the sake of £15000 a week.
The council might be keen on a move to Eastcroft but wherever it was it would take at least 10 years and we would almost certainly abandon the current expansion plans.
It is not going to happen. Either pay the new lease or make them an offer for the freehold.

I was talking about some of the people who live in the big houses :)
I guy on our road had his house burnt down whilst inside for dealing a few years ago

It's not ultimately going to be about the the rental cost per say, it's what that does to the cost of the freehold. It ramps it up by 300%

The freehold valuation will be a function of the market rent for the site to wich a multiplier and a discounting factor (to bring the total of the market rent * the multiplier years back to today's net present value). Irrespective of the actual rent today, the market rent will be assessed on the basis of vacnt possession, and hence the freehold valuation will be calculated.
So there are 3 variables: the market rent, the multiplier number of years, the discounting factor.
And then the negotiation will begin arounfd the calculated site valuation, to ensure there is a willing seller and willing purchaser.
If agreement can't be reached, then in 33 years NFFC will be obliged to either remove the stadium buildings from the site (at their own cost).
33 years sounds a long way off (and thankfully I will be long gone by then), but it will come around soon enough to mean the issue should be resolved now.

Why should us being in any league have any impact on the rent? Its not "okay" to triple the rent on a house because the tenant got a pay rise or because his mum left him a few grand is it?

It disgusting, and the council should be utterly ashamed of themselves, the f***ing bankrupt tramps!

Beautiful place though
There are many very positive things about Köln; the beer is nice, the people are nice, and the public transport is good. The football ground? It's impressive. My dad was there when Forest won in the European Cup semi-final, the ground has been rebuilt since then of course. He's still got the match programme which features shots of the CG as it was then, and some not very complimentary comments from the editor about the facilities at the ground. Behind then, behind now (OK we won on the pitch) and in danger of staying behind the curve,

I like Bridgford but its ridiculously overpriced, full of folk pretending to be posh but in reality don't have a parking space and aren't allowed visitors because they don't have a parking permit either. "You can come round for a BBQ, but it will cost you an 80 quid fine"
