Having lived here for 30 years, I can confirm that it is a lovely place to live.

Yah, for sure. Living in bloody Bridgford these days chap, paid a bloody fortune for a semi with no driveway but hey, at least I got to tell you I live in bloody Bridgford chap.

I like Bridgford but its ridiculously overpriced, full of folk pretending to be posh but in reality don't have a parking space and aren't allowed visitors because they don't have a parking permit either. "You can come round for a BBQ, but it will cost you an 80 quid fine"

Re the stadium: the WFCG is hard to get in and out of, and it is clear that to get new supporters into any stadium, you need easy access, good transport and much better facilities than we currently have. If we want a 40,000+ capacity then is it hard to do that on the current site and for it to be attractive to potential attendees on a cold, wet night when they are stuck in the ground and, in the majority of the ground, they can't even get a tea or a beer.

Make it easier and better and the new ones will come.

I love the location of CG and absolutely do not wish to see the club leave there - it's unique with much history. But more importantly for me is the future sustainability for the club - new fan base, better facilities, but if possibly close to inner town to retain the right feel.

I'm not from Nottingham, but if all this I not achievable then the club should relocate and ASAP and build another unique stadium, not a pop-up one, on a site that can last the next 150 years.


Pointless dicking about once a pipe dream has been deemed unrealistic.

If we move, it needs to be something that says "Nottingham Forest", not Identikit stadium FC.

The biggest issue is finding a large enough portion of land to build such a facility on, and, to tie it in with the public transport networks (which, will be a big part of any planning).

The freehold valuation will be a function of the market rent for the site to wich a multiplier and a discounting factor (to bring the total of the market rent * the multiplier years back to today's net present value). Irrespective of the actual rent today, the market rent will be assessed on the basis of vacnt possession, and hence the freehold valuation will be calculated.
So there are 3 variables: the market rent, the multiplier number of years, the discounting factor.
And then the negotiation will begin arounfd the calculated site valuation, to ensure there is a willing seller and willing purchaser.
If agreement can't be reached, then in 33 years NFFC will be obliged to either remove the stadium buildings from the site (at their own cost).
33 years sounds a long way off (and thankfully I will be long gone by then), but it will come around soon enough to mean the issue should be resolved now.
The planning status also will have an effect on the open market value. Right now it has planning permision for a Football Stadium which has limited market appeal. If it has outline permission for residential then its value would zoom up.

My mum (Carlton born and bred) always says there are a certain amount of people from Bread and Lard Island who have ideas well above their station.

The old Players Horizon site does all that.Don't know what is happening here but wpuld work.
